Pinellas County Housing Market: Inventory and Sales
The Pinellas County housing market is showing fewer single-family homes for sale, higher median sale prices and buyers watching monthly costs closely. Here’s what the latest September data means for buyers and sellers in Tarpon Springs, Palm Harbor and across the county.
Fewer homes available, fewer sales completed
Pinellas County’s single-family inventory fell 14.2% compared with September 2025, leaving 3,129 active listings at the end of September. The county had 3.7 months of supply, down from 4.2 months a year earlier.
At the same time, closed sales declined 9%, and new pending sales fell 9.2%.
For sellers, fewer competing listings can be helpful. However, buyers remain selective, making a home’s condition, presentation and asking price especially important.
A higher median price doesn’t tell the whole story
The county’s single-family median sale price reached $465,000, up 9.4% year over year. Homes that closed in September took a median 36 days to go under contract, compared with 42 days last year.
That increase does not mean every property gained 9.4% in value. The median also changes with the mix of homes sold. Your neighborhood, recent comparable sales, updates and ownership costs provide a more useful starting point for pricing your home.
Condos offer a different set of opportunities
Pinellas condo and townhouse sales increased 13.3% year over year, with a median sale price of $246,750.
Still, this segment had 6.5 months of supply and a median 61 days to contract—considerably longer than single-family homes.
Buyers should look beyond the purchase price and review association fees, reserves, insurance, assessments and financing eligibility. Sellers benefit from having those documents ready early.
Mortgage rates keep affordability front and center
Freddie Mac’s national average for a 30-year fixed mortgage held at 7.40% on October 15.
For buyers, the practical question is what fits comfortably into the monthly budget after taxes, insurance and association fees. A current lender estimate helps establish that range before touring homes.
What does this mean for your next move?
There are opportunities for both buyers and sellers, but the right approach depends on the property and your circumstances.
