Florida Condo Sales Rise: What Tampa Bay Buyers and Sellers Should Consider
By Michael Velez | October 21, 2026
Florida’s latest condo numbers offer some encouragement for buyers and sellers watching this part of the housing market.
According to Florida Realtors, existing condo and townhouse sales statewide increased 3.1% in the third quarter of 2026 compared with a year earlier, reaching 22,664 closings. The quarterly median sale price held steady at $295,000.
Those figures describe Florida as a whole, with condos and townhouses grouped together. They do not establish the sales trend for an individual Tampa Bay community.
More activity, but competition still matters
The report also shows a 7.7-month supply of condos and townhouses in September. September’s median sale price was $293,500, down 1.8% from a year earlier.
My takeaway: improving quarterly sales are encouraging, but sellers still need to give buyers a clear reason to choose their property. The statewide headline is a starting point for a conversation, not a pricing strategy for a particular home.
Looking at a condo? Start with your priorities
Before comparing properties in Tarpon Springs, Palm Harbor, Clearwater or elsewhere in Tampa Bay, write down what you want your next home to make easier. Is it less exterior upkeep, a different location, space for guests or a shorter drive to the places you visit most?
Use that list to keep your search focused. During showings, take notes on layout, storage, parking and the feel of the community. A property can photograph beautifully and still miss something that matters in your everyday routine.
The Florida Realtors report also emphasizes looking beyond the purchase price: association fees, reserves and possible assessments affect ownership costs.
Selling? Make your property easy to understand
I like to begin with two questions: What will a buyer appreciate most about this home, and what might leave them uncertain?
Clear photos, thoughtful presentation and useful property information help answer both. A flexible room should have an obvious purpose. A standout feature should be easy to see. Buyers should be able to picture how they would use the space.
When we discuss pricing, I want to look closely at comparable properties and the choices your likely buyer will be considering. That creates a more useful conversation than relying on a statewide percentage alone.
